If LMI is paid from cash, it reduces cash remaining. If LMI is capitalised without extending the approved loan limit, the LMI consumes part of that loan limit and reduces the amount available toward the property. If the extension option is selected, the approved loan limit is increased by the scenario LMI amount so the original approved loan remains available toward the property, subject to the maximum LVR.

If a lender/broker quote is entered, the calculator uses that quote for the target scenario and derives an implied LMI rate from it to estimate the four surrounding scenarios and the affordability ceiling. The estimated LMI rate above is used only when no quote is entered.

Duty concession eligibility must be confirmed with the buyer's conveyancer or the State Revenue Office.
LMI varies by lender and borrower. A zero estimate above 80% LVR makes affected scenarios provisional. Capitalised LMI is tested against both the applicable loan limit and maximum LVR.
Settlement adjustments, lender charges and professional fees can differ from these allowances.
The finance ceiling is not an assessment of what a particular property is worth or what the client should bid.
